In 2023, a land parcel with a total area of 25 hectares was acquired.

From this parcel, a plot of 97,608 m² was separated.

In 2024, amendments were made to the Master Plan and Land Use and Development Rules, changing the zoning designation from “Agricultural Land” to “Industrial Land.”

New permitted land uses:

  • Warehouse
  • Vehicle storage
  • Parking area for vehicles
  • Storage yards

Road access was approved by MOSAVTODOR and constructed.

A 40,000 m² parking area was prepared. The structure of the site includes:

  • 300 mm sand layer
  • Geotextile (density 400)
  • 200 mm crushed stone layer

Of this area, 10,000 m² was covered with asphalt millings.

  • 10,000 m² were leased for vehicle parking
  • 30,000 m² were leased for container storage

Additional works carried out on the industrial site included:

  • Drainage installation over an area of 40,000 m² (total drainage length approx. 3,000 linear meters)
  • Installation of perimeter lighting
  • Optical internet connection and video surveillance
  • Automatic gates and perimeter fencing

Construction permits were obtained for seven (7) separate warehouse buildings with a total area of over 6,600 m².

In August 2025, the site was sold to an investor.
